We were called out for a leaking hot water system in North Narrabeen which we repaired yesterday. After our initial inspection we found that the temperature pressure relief valve had failed and was leaking continuously.
As the heater was seven years old, we offered a service and replaced the temperature pressure relief valve and sacrificial anode. The relief valve protects against excess temperature or pressure. Service/replacement intervals and acceptable discharge depend on the exact model; ask for an inspection if discharge is continuous or unusual.
We also checked this property’s water pressure and recorded 1,400kPa, so we quoted a pressure-limiting valve. Anode maintenance and pressure control can help protect equipment, but do not guarantee a particular tank life. The correct pressure arrangement needs an on-site assessment.
